# Deeds lookup

Returns property deeds, bond and co-ownership records for a person.

Retrieves property deeds records for a person, identified by their South African ID number: registered property transactions, bond (mortgage) records and co-ownership information. Use it to verify asset ownership and assess property exposure during due diligence.

## How it works

Each request is checked against deeds records using the identity details supplied. Results can be retrieved again later, or looked up from earlier results by name and ID number, without making a new enquiry.

## What it returns

A summary of each matching deed: the title deed, property name, street, purchase date, purchase price and bond amount. Each deed then lists all of its owners and all registered bonds, with the bond number, bond holder, bond amount, bond date, and buyer name and ID number.

## Inputs required

The person's first name, last name and South African ID number, and the reason for the enquiry.

## Data source

Property deeds records.

## Consent and permissible purpose

You must obtain the data subject's consent before running this check, and confirm on each request that you have it. You keep the proof of consent; Fraudcheck records that you confirmed it. See [Consent and permissible use](/product/overview/how-it-works/consent.md).

## Channels

Portal and API. For request and response detail, see the [API reference](https://developer.fraudcheck.co.za/commercial-service/identity/principal-deeds-comprehensive).

## Outcomes

This check does not return an overall outcome. It returns the matched deed records described above, or no records if none are found.

## Turnaround

Near real-time, typically under 5 seconds.

## When to use it

Verifying property holdings for a director or beneficial owner, assessing a principal's asset base as part of credit or fraud risk scoring, or checking for several bond holders or co-owners on a property.

## Querying This Documentation
If you need additional information that is not directly available in this page, you can query the documentation by asking a question.

Perform an HTTP GET request on the following URL with the `ask` and `goal` query parameters:

```
GET https://docs.fraudcheck.co.za/product/products/verification/address/deeds.md?ask=<question>&goal=<user_goal>
```

`ask` is the immediate question: it should be specific, self-contained, and written in natural language.
`goal` is what the user is ultimately trying to achieve, the reason they need the answer. Sharing it helps GitBook give you a better, more relevant answer. A goal is most helpful when it describes the outcome the user wants rather than restating the question. For example, with `ask=how do I create an API token`, a goal like `automate deployments from our CI pipeline` lets GitBook tailor the answer to that use case.

The response will contain a direct answer to the question and relevant excerpts and sources from the documentation.

Use this mechanism when the answer is not explicitly present in the current page, you need clarification or additional context, or you want to retrieve related documentation sections.
